The client wanted to exchange a property John sold to them seven years prior, having already paid off the loan. John found a property located adjacent to Oregon’s best suburban regional shopping mall. The property had deferred maintenance, but ownership believed in the location and future tenant demand for rental housing in the area. Improvements were made to the property immediately following the purchase by our client. This acquisition was a classic case of buying location.
